Background

Through our existing relationship with one of London’s most high-profile development companies, we were able to secure the property management mandate for this asset. The building had been under-managed by the previous managing agent and the opportunity existed for significant changes to be made to improve the running of the building and the enjoyment of the occupiers.

Scope

Our remit was initially to keep the income profile stable without incurring additional costs through either the service charge or via direct capital expenditure. After the initial year, we had proposed a number of changes to our client that would translate into easy-wins for the perception and operational efficiency of the building.

Successes

Our focus from the outset was to make meaningful improvements to how the building functioned. We started by engaging with the tenants on a regular basis to build real relationships based on trust and clear communication. In addition, we sharpened the focus of the contracting team and, in following years, implemented system upgrades for better efficiency, enhanced security measures and operating protocols. Lastly, we worked closely with our client who implemented a full common areas refurbishment and overhaul of the heating and ventilation systems increasing new tenant interest.
